All About Home Inspections

Here are a few things that I think might be helpful for you to know:

  • The Buyer is responsible for the cost of the home inspection. This is a non-refundable amount that is paid directly to a third party company at the time of service!
  • A buyer must have a property under contract in order to purchase a general home inspection on that property. This shows that they do have “interest” in the property, an active contract, and earnest money deposited at the title company.
  • The Home Inspection happens within the first few days of the executed contract with the seller.
  • I can give you references on Home Inspection Companies. However, I recommend that you call around, ask for price quotes with services offered, their policy and procedure, and check out their general first impression customer service!
  • The inspector will go by the guidelines on the 2023 codebook.
  • There is no such thing as a general “Pass” or “Fail.” Instead, each category can “pass” or “fail.” Most importantly, let’s find what matters to the lender and what matters to the buyer. Also, keep in mind that some of these items must be completed for the lender to fund the loan.
  • After your inspection is completed, I can go through it with you and dig into the details.
  • If the inspector finds a deficiency, he will usually compare the current issue to how it reads in the code book, and then recommend that you get a specific qualified professional to do additional inspections/repairs.
  • If an additional inspection is recommended, I can help you schedule that and negotiate with the seller.

Inspections can be very intimidating for various reasons, but there is usually a solution to every problem. I am willing to work with you to find out the most you can about the home you are intending on purchasing. The more you know, the better decision you can make!
