Why do we need a Title Company?

In a Real Estate transaction, the title company works as a neutral. They neither represent the seller or the buyer. Their job is to take the executed contract (has all signatures) and use as a guideline to prepare the new deed. They make sure that everything agreed upon in that contract comes to life by closing day!

They collect the earnest money from the buyer and hold it in an escrow account, do title research and make sure that all liens are satisfied in order to give the buyer a free and clear title, and they write up a brand new deed for the new owners. The title company will also provide title insurance ensuring that the new owners are receiving a free and clear title.

They help us correct problems, make sure the seller is selling exactly what they intended to sell and the buyer is buying exactly what they intended to buy! They also take care of the background work for us, like filing the proper documents at the local courthouse.
